As a company we provide a thorough acquisition service from identifying the property, undertaking the negotiation and once the best possible terms have been agreed, liaising with the solicitors in order to successfully complete the transaction within the preferred timescale.

Disposals

As retailers and their product evolve so does their customer and property requirements. Often existing shops become surplus to requirements and need to be disposed of to facilitate further expansion into more suitable locations. Through our close relationship with the retail sector we undertake direct marketing initiatives, matching our disposals to other retailer’s requirements. Our relationship with Landlords enables our clients to benefit from any asset management opportunities that may arise, including a potential surrender of our client’s lease, or merging of adjoining units.

Rent Reviews, Lease Renewals & Surrenders

Orme Retail’s team of professional surveyors have extensive experience in acting for both landlords and tenants. We use our extensive knowledge of market transactions and rental levels to negotiate the rent reviews and lease renewals. On behalf of Landlords we aim to enhance asset value. For tenant’s we aim to keep the overheads as low as possible. We ensure that our client benefits from any opportunities with discussions regarding lease re-gears and surrenders.

Investment

Specialising in the retail market we are able to source investment opportunities early, often off the market. From our knowledge of retailer’s property requirements we have the ability to discover emerging retail markets were investors can benefit from an upward trend in rents with anticipated improvement in yields. We provide overall investment advice to include; the acquisition of the investment, asset management, or formal private treaty sales.

Development

Our close relationship with retailers provides valuable information to enhance advice to developers at both pre-scheme and completed scheme stages. Orme are currently involved with a number of major schemes throughout the UK’s main centres including:

Met Quarter, Liverpool – proposed fashion led 200,000 sq ft scheme, owned by Milligan and Richardsons. Anchor tenants include Armani, Hugo Boss and Flannels.

Harewood Quarter Leeds – 800,000 sq ft scheme owned by Town Centre Securities / Hammerson. Specialist development advice provided on ‘fashion lead’ mall and tenant mix development.

Merchant City, Glasgow – lead letting agent on two major buildings in the heart of the emerging Merchant City area of Glasgow. Advice to Delancy on 120,000 sq ft development pre let to Tiger Tiger and Gala. Acquisition and letting advice on a 7 unit scheme on the historic GPO Building in Ingram Street.

Royal Exchange, Manchester – acting on behalf of Quintain Estates. Advising on the redevelopment of this heritage building which will be ready for tenant’s occupation in May 2006. The redevelopment will include a flagship restaurant and spa with the ground floor providing a variety of individual boutique shops with internal and external facias.
